Homeowner Service Guide For Your Roof

Homeowner maintenance is, in most cases, the key to preventing problems that may occur with your roof. 

The two main maintenance issues are:

  • keeping your eavestroughs, downpipes and flatroof drains clean and free of all debris
  • removing large amounts of snow and/or ice while taking care in not damaging the roof (pitched and flat roofs)

Items to be concerned with are:

  • exposed/ bare plywood
  • missing vents
  • excessive water ponding on flatroof (exceeding 3/4")
  • flapping/ unadhered metal flashing
  • loose items (materials) left on the roof
  • substantial amounts of snow and/or rain entering through the vents on a consistent basis
  • substantial amounts of deterioration of shingles (may be defective)

Items not to be concerned with are:

  • flipped or flapping shingles (these will adhere to the roof deck, and are secured with nails)
  • curled shingles, unless there is a substantial amount
  • small amounts of water ponding on flatroof (up to 1/2")
  • small amounts of snow and/or rain entering through the vents into the attic after or during high wind pressures
  • small amounts of granules falling from shingles
  • safety straps flapping around (these exist to provide safe access for a period of 2 years, and are the builders responsibility to remove)

Under normal weather conditions, roofs and all associated flashings shall allow no water penetration.  NO ACTS OF GOD are covered as warranty work.  Any damage to property resulting from ice dams or anything else due to improper maintenance is not the roofers responsibility.
